Overview
A Contemporary Seniors Living Community in Belrose
The $194 million Uniting Belrose Redevelopment will deliver a contemporary seniors living and aged care community at 2B Morgan Road, Belrose.
Approved by the Department of Planning, Housing and Infrastructure in early 2026, the redevelopment comprises 147 independent living apartments, 120 residential aged care places, and a range of shared community amenities distributed across six buildings.
Residents will have access to facilities including a wellness centre, café, swimming pool, salon, Men’s Shed, and Seniors Gym, supporting connection, wellbeing, and quality of life.
Our Role
Integrated Building Services and Sustainability Design
BSE was appointed by Uniting to provide mechanical, electrical, hydraulic, fire protection, and sustainability engineering design services for the redevelopment.
As part of the sustainability scope, BSE undertook parametric modelling to optimise daylight access and thermal performance across the development.
This work involved close collaboration with the client, architect, quantity surveyor, façade contractors, suppliers, head contractor, and consultant team to maximise project outcomes while remaining within specification requirements and avoiding additional project costs.

Supporting Independence, Wellbeing, and Community
The redevelopment will provide a contemporary living environment that combines independent living, residential aged care, and shared community facilities within a single integrated precinct.
Through optimisation of daylight access and thermal performance, the project balances resident comfort and sustainability outcomes while supporting the broader design vision.
