BSE supported Brisbane Airport Corporation in the delivery of multiple new and refurbished food and beverage (F&B) tenancies within the Domestic Terminal, contributing to an expanded and updated dining offering for passengers.
The program included a range of venues varying in scale, layout, and operational requirements:
- The Local & Motto Motto – Adjoining venues delivered in collaboration with Unified Projects. The Local is a 425 square metre 360-degree restaurant and bar, the largest within the Domestic Terminal, while Motto Motto provides a contemporary Japanese casual dining offering.
- The Independent – Located past security on Level 2, featuring rotating menus curated by established chefs as part of the airport’s premium dining offering.
- The Common – Positioned between Gates 24 and 25 on Level 2, incorporating a distinctive interior fit-out and open views across the runway.
- Newstead Brewing Co. – A refreshed 65.5 square metre tenancy introducing a local craft brewery into the terminal.
- Sushi Sushi – A 125 square metre tenancy delivering a familiar national quick-service offering.

Our Role
Coordinated Building Services Delivery Across Multiple Tenancy Fit-Outs
BSE delivered mechanical, electrical, fire protection, and hydraulic engineering services across all tenancies.
Our team worked closely with Brisbane Airport Corporation and project partners to ensure building services systems were tailored to the operational requirements of each venue, while integrating with existing base building infrastructure and meeting airport-specific compliance requirements.
The role required coordination across multiple tenancy fit-outs within an operational terminal environment, accommodating variations in tenancy size, equipment demands, and service interfaces.

Outcomes
A Coordinated Dining Environment Supporting High-Traffic Operations
The completed tenancies contribute to a broadened dining offering within the Domestic Terminal, supporting a mix of quick-service, casual dining, and hospitality environments.
Building services systems were configured to support high-traffic operation, varied kitchen requirements, and differing tenancy configurations, ensuring reliable performance across all venues.
At Newstead Brewing Co., BSE delivered solutions to maximise functionality within a compact 65.5 square metre tenancy. This included coordination of drainage beneath existing luggage conveyor infrastructure, integration of overhead mechanical services above the bar area, and accommodation of bespoke pendant lighting.
These solutions enabled full operation within a constrained footprint while maintaining compliance with airport requirements and ensuring safe installation and ongoing maintenance access.
