Overview

Modernisation of a Historic Waterfront Facility

Elizabeth Bay Marina has existed for over 100 years and is a well-used destination for boaters, kayakers, residents, and visitors. Due to deterioration of the original structure, the NSW Government commissioned a redevelopment to improve safety, functionality, and amenity for users and the surrounding community.

The $2.5 million project commenced in 2016 and was completed in early 2018, with APP Corporation acting as project manager on behalf of Roads & Maritime Services NSW.

Located entirely below the mean high-water mark, the marina presented unique design and construction challenges. These included coordination of services within precast elements, selection of materials suitable for marine environments, integration of services across fixed and floating structures, and implementation of authority requirements within an above-water installation while maintaining a functional and visually resolved outcome.

Our Role

Building Services Design Within a Marine Environment

BSE delivered electrical, mechanical, hydraulic, and fire protection engineering services, along with NABERS certification, across design, documentation, and construction phases.

The design incorporated a range of sustainability initiatives, including alternative product selections to extend service life in a corrosive marine environment, natural ventilation to plant rooms to reduce energy consumption, photovoltaic systems for house power, solar collectors for the base building hot water system, and rainwater reuse for wash-down areas.

Services design required careful coordination to suit the marine setting, including integration with precast elements and securing infrastructure across both fixed and floating components.

Outcomes

A Resilient and Functional Public Infrastructure Asset

The upgraded Elizabeth Bay Marina provides a safe, functional, and visually integrated facility that supports a range of recreational and community uses.

The inclusion of a café and outdoor seating areas enhances the marina’s role as a social destination, while the upgraded infrastructure supports reliable operation in a challenging coastal environment.

BSE’s coordinated building services design contributes to a resilient and durable outcome, ensuring long-term performance while supporting sustainability and operational efficiency.
