Overview
Planning for the Future of a CBD Office Asset
Located in the heart of Sydney’s CBD, 10 Spring Street is a premium commercial office building providing high-quality accommodation across 17 levels. The building benefits from extensive natural light, floor-to-ceiling glazing, and a recently refurbished retail arcade fronting O’Connell Street, creating an attractive environment for tenants, occupants, and visitors.
BSE was engaged to undertake a comprehensive review of the building’s existing infrastructure, helping inform future upgrades and ensuring the asset remains well positioned within the competitive Sydney commercial office market.

Our Role
Base Building Infrastructure Review and Upgrade Planning
Working in partnership with CBRE, BSE completed detailed inspections and reporting across the building’s electrical, mechanical, hydraulic, fire protection, and vertical transportation systems.
The review included assessment of existing services infrastructure, identification of end-of-life equipment, and recommendations relating to non-compliances and safety-related upgrades. BSE also provided detailed documentation describing the existing building services systems and their condition, creating a framework to support future planning and investment decisions.
The findings of the review were subsequently used to guide design and documentation for a range of upgrades, supporting the ongoing performance and functionality of the building.

Outcomes
Practical Upgrades within an Operating Building
A key focus of the project was providing practical and cost-effective advice that could be implemented within an existing operational commercial building.
BSE undertook a comprehensive review of the building’s electrical infrastructure, including preparation of single line diagrams and mapping of existing sub-mains to improve understanding of the base building services and support future upgrades.
The project also incorporated innovative fire and life-safety solutions, including the implementation of dynamic exit signage capable of directing occupants along alternative egress paths depending on the nature and location of a fire event. In addition, BSE designed a compliant stair pressurisation system that could be integrated within the constraints of the existing building and stair configuration.
Through detailed investigation, documentation, and strategic upgrade planning, BSE helped provide a clear pathway for the future development of the building’s infrastructure while supporting its ongoing operation and market position.
