Overview
Transforming an Existing Commercial Tower Through Adaptive Reuse
The redevelopment of 450 Queen Street is a major adaptive reuse project in Brisbane’s CBD. The 24-storey commercial tower, originally constructed in the 1970s, is being transformed to deliver approximately 22,000 square metres of A-grade office space.
The project retains the primary concrete structure while replacing the façade, base building services, and interior fit-outs. Cross-laminated timber (CLT) has been introduced at roof level to create additional net lettable area.
Designed by Fender Katsalidis, the building responds to the surrounding heritage streetscape, with a revitalised podium that improves openness and street presence. The project initially targeted a 5 Star Green Star Design rating and has since progressed towards a 6 Star Green Star Design & As Built certification.
450 Queen Street is also targeting WiredScore certification, supporting a digitally connected workplace designed to provide a high level of connectivity and resilience for tenants.
Our Role
Multi-Disciplinary Building Services Delivery for an Adaptive Reuse Project

Outcomes
A Modern Workplace Designed for the Future
The project will deliver a modern office environment that combines sustainable design, upgraded base building systems, and enhanced digital infrastructure.
The redevelopment retains and repurposes the existing structure while introducing improved building services and workplace environments, supporting contemporary commercial requirements within a constrained existing building.
