Overview
Supporting Large-Format Retail Development Across Australia
BSE has delivered building services and sustainability design, along with construction-phase support, for multiple IKEA stores across Australia, including major sites in Logan (QLD), Tempe and Rhodes (NSW), and Springvale (VIC).
These developments represent a shift in IKEA’s Australian store model, introducing larger-format superstores designed to improve operational efficiency and accommodate high-volume retail environments.
Across each project, design responses focused on integrating building services within large-scale retail spaces while supporting energy efficiency, user comfort, and operational performance.
Our Role
Building Services and Sustainability Design for High-Volume Retail Facilities
BSE delivered mechanical, electrical, hydraulic, fire protection, and sustainability services across multiple IKEA projects.
Our role included development of building services strategies tailored to large-format retail environments, incorporating energy-efficient systems and coordinated infrastructure solutions across each site.
Key initiatives included high-efficiency water chilling and distribution systems, solar hot water, motion-controlled lighting, and heat recovery systems supporting both internal and external environments.
At IKEA Tempe, chilled water stored within fire sprinkler tanks was utilised for overnight pre-cooling, supplying chilled beams throughout the store during operating hours.
At IKEA Logan, system planning and coordination supported the integration of services across a large-scale retail and warehouse environment, requiring careful alignment of mechanical and electrical systems to facilitate efficient day-to-day operations.
Outcomes
Scalable Building Services Strategies Across the IKEA Portfolio
The completed projects deliver large-format retail environments that support high-volume customer use while maintaining efficient building operation.
The engineering approaches developed across these projects have contributed to consistent services strategies across multiple IKEA sites, supporting repeatable and scalable outcomes for future developments.
BSE’s involvement across several projects demonstrates the ability to deliver coordinated, sustainability-focused building services solutions for complex retail environments at scale.
