Engineering Solutions for a Growing Self-Storage Portfolio
Storage King is one of Australia’s leading self-storage providers, with a growing network of more than 200 facilities serving residential and commercial customers.
BSE has supported the delivery of more than 10 Storage King facilities across Victoria, New South Wales, and Queensland, providing multidisciplinary engineering services for a growing portfolio of self-storage developments.
A recent example is Storage King Mordialloc, where BSE delivered building services engineering for the adaptive reuse of the former Mr Donut factory into a contemporary self-storage facility. Located at 300 Lower Dandenong Road, Mordialloc, the redevelopment delivered approximately 800 internal storage units, together with external drive-up storage spaces along both site boundaries.
Working within the two-storey industrial building required careful coordination of new building services to respond to site constraints while supporting future operational requirements.

End-to-End Building Services Engineering
For Storage King Mordialloc, BSE was initially engaged by Plan Project Management for the design phases and subsequently appointed by Regis Built for design completion and construction services, delivering mechanical, electrical, hydraulic, and fire protection engineering design services.
Across the broader Storage King portfolio, BSE has supported purpose-built developments, adaptive reuse projects, and existing facility assessments and upgrades. Beyond multidisciplinary building services engineering design, we have also delivered sustainability assessments and acoustic assessments.
Outcomes
Supporting Better Self-Storage Facilities
Self-storage facilities present unique engineering requirements, where building services play an important role in operational performance, customer experience, and the protection of stored possessions.
