Overview

Electrical Infrastructure Upgrade for a High-Performance Retail Centre

St Ives Shopping Village is a 17,475 square metre shopping centre on Sydney’s north shore, anchored by Woolworths, Coles, and Harris Farm Markets. Ranked number one for sales performance in Shopping Centre News’ Mini Guns category, which covers centres between 6,000 and 20,000 square metres, the centre generates approximately $264 million in annual turnover and operates as a key community retail hub.

An upgrade of the electrical infrastructure was required as the existing main switchboards could no longer meet the evolving demands of tenants, limiting the centre’s capacity to accommodate future retail requirements.

Our Role

Switchboard Replacement and Electrical Distribution Upgrade

BSE was engaged to design, tender, and project manage the replacement of two main switchboards, while maintaining uninterrupted trading operations throughout the works.

The upgrade was undertaken within a constrained existing switchroom, as construction of a new switchroom was not feasible. This required the works to be carefully staged and designed to allow progressive switchboard transfers within the live environment.

BSE coordinated closely with Centre Management, tenants, and Ausgrid to manage critical shutdowns required for the connection of new fire-rated consumer mains, including temporary substation outages.

As part of the upgrade, BSE reconfigured the electrical distribution to increase supply capacity to retail tenancies while maintaining baseline supply to common services. A 600 kWe solar photovoltaic system was also integrated to support improved energy performance.

Outcomes

Maintaining Operations While Enabling Future Retail Growth

The switchboard upgrade was successfully delivered by JSG Electrical, with all works completed while maintaining full trading operations across the centre.

The upgraded infrastructure provides increased electrical capacity to support existing and future tenancies, enabling ongoing retail flexibility and performance.

The integration of solar PV and improved distribution supports more efficient operation of the centre, while the staged delivery approach ensured continuity of service for tenants and customers throughout the project.
