Overview
A Terraced Living Environment Integrated with the Natural Landscape
Situated within the Newgreens precinct at Chatswood Golf Club, Watermark Residences delivers 106 two- and three-bedroom independent living units.
Rather than adopting a conventional planning approach, the development consolidates the apartments into a five-storey built form that follows the natural escarpment, allowing all apartments to maintain views across the golf course while establishing a strong connection to the surrounding landscape.
A central clubhouse is positioned between the buildings, providing shared amenities including a café, restaurant, gym, hydrotherapy pool, cinema, and conference and function spaces. Additional facilities include a private lounge and multi-level parking located in close proximity to the apartments, supporting convenient access for residents.
Sustainability is incorporated throughout the development, with each apartment powered by solar energy supported by battery storage. Electric vehicle charging infrastructure, water recycling systems, and the planting of more than 650 trees contribute to reduced environmental impact and improved long-term operational performance.

Our Role
Multi-Disciplinary Delivery from Design Through Construction
BSE delivered engineering services across all project stages, including concept design, design development, and tender documentation, followed by novation to the builder for design finalisation, peer review, and construction-phase services.
Our multidisciplinary scope included electrical, mechanical, hydraulic, fire protection, vertical transportation, and sustainability services, with additional integration of photovoltaic systems to support the project’s energy strategy.
The role required coordination of building services within an architecturally driven built form aligned to the natural escarpment, ensuring systems supported both the environmental objectives and spatial requirements of the development.

Outcomes
Integrated Systems Supporting Sustainable and Long-Term Residential Living
BSE’s involvement supported the delivery of a high-performing seniors living development, with building services configured to support long-term reliability, user comfort, and operational efficiency.
The integration of renewable energy systems, including solar and battery storage, contributes to reduced operational energy demand, while coordinated services design ensures consistent performance across residential and shared amenity areas.
The project delivers a sustainable and well-integrated living environment, supporting both day-to-day operation and long-term performance within a complex residential setting.
