A Landmark Build-to-Rent Development in Parramatta
Home Parramatta is HOME’s first build-to-rent development in New South Wales. Located at 116 Macquarie Street, the 47-storey mixed-use development introduces a new approach to rental living in the heart of the Parramatta CBD.
The development comprises 428 purpose-built rental apartments, four levels of commercial office space, retail tenancies, and a suite of resident amenities designed to support wellbeing, convenience, and community. As the build-to-rent sector continues to grow across Australia, Home Parramatta seeks to redefine the rental experience through high-quality homes and thoughtfully curated shared spaces.
Our Role
Design Peer Review and Construction-Phase Support Across a Landmark Mixed-Use Development
Initially engaged by Parkview Constructions and subsequently novated to Roberts Co, BSE provided mechanical, electrical, hydraulic, fire protection, and vertical transportation design peer review and construction-phase support.
BSE also worked directly with HOME throughout the construction phase, including troubleshooting issues and discussing practical design solutions as they arose.
The scope also included engineering input into the automated 180-space car stacker system, helping maximise parking capacity within the constrained city site.
In addition to the base-building peer review and construction-phase role, BSE also delivered engineering design services for the on-site Milkbar Café and an office fit-out located above the café.
Outcomes
Supporting a New Standard of Rental Living
Home Parramatta delivers a new model of rental living, combining purpose-built apartments with shared amenities that encourage connection, flexibility, and convenience for residents.
Two features that stood out to the BSE team were the development’s pet-friendly approach and its bookable private dining rooms. Anyone who has rented with a dog knows how difficult it can be to find quality accommodation that welcomes pets, making this a welcome inclusion for many residents. The private dining rooms offer another layer of flexibility, allowing even those living in smaller apartments or studios to comfortably host family and friends.
