Overview
Apartments and Townhouses Around a Village Green
Developed by Amalgamated Property Group and designed by DBI Architects, Kiara is a residential community comprising 147 apartments and 19 townhouses within the established Canberra suburb of Narrabundah.
The development combines one, two, and three-bedroom apartments with three and four-bedroom townhouses in a low-rise setting that responds to the character of the surrounding neighbourhood. At the centre of the development is a landscaped Village Green, creating a shared open space that connects the homes and contributes to a strong sense of community.
Kiara also incorporates basement car parking, gym facilities, and extensive outdoor landscaping, including a BBQ pavilion that provides additional spaces for residents to relax and socialise.
Our Role
Coordinating Services Within Constrained Spaces
BSE partnered with Allstar Electrical, Millennium Heating & Cooling, Amalgamated Property Group, Milin Builders, and DBI Architects to provide mechanical and electrical design and construction services for the development.
The project required careful coordination of building services across multiple residential buildings and shared facilities, with particular attention given to the basement areas where available ceiling space was limited.
To respond to these constraints, BSE developed a reticulated ventilation solution for the basement car parks incorporating duct droppers to the lower levels. Through close coordination with the contractor and design team, supply and exhaust grilles were integrated to achieve compliant and functional outcomes while working within the spatial limitations of the development.
Throughout construction, BSE provided proactive advice and design support, ensuring services remained coordinated as the project progressed.

Award-Winning Residential Development
The completed development delivers a connected residential community centred around a landscaped Village Green, bringing together apartments, townhouses, and shared outdoor spaces within Narrabundah.
Despite the challenges associated with coordinating services through constrained basement areas, the project achieved practical and well-coordinated engineering outcomes that support the long-term operation of the development.
The quality of the project was recognised by the industry when Kiara received the Apartments and Units 4 Storeys and Above award at the 2023 Master Builders and Asset Construction Hire Excellence Awards.
