Delivering Consistent Gym Environments Across Multiple Club Lime Locations
Club Lime operates a growing network of 24/7 fitness facilities across metropolitan and regional locations in Australia, and is one of the country’s leading health and fitness brands.
BSE supported multiple sites in Rosebery, Casuarina, and Penrith, contributing to the delivery of gym environments designed to meet the operational demands of high-occupancy, continuously operating facilities.
Each project required adaptation to existing building conditions, with upgrades and fit-outs designed to align with operational requirements and compliance standards.
Our Role
Multi-Disciplinary Delivery Across a Distributed Fit-Out Program
BSE delivered engineering services across multiple Club Lime facilities, providing electrical, mechanical, hydraulic, fire protection, and acoustic solutions tailored to each site.
At Rosebery, our team delivered full building services design for the fit-out of an existing facility, including upgrades to base building systems and enhancements to the smoke hazard management system to support a high-density, 24/7 gym environment within a multi-level facility.
The works also involved coordination of compliance approvals, including a CDC application to support delivery timeframes.
At Casuarina, we provided mechanical and electrical services, including power and lighting design, distribution systems, and communications infrastructure to support tenancy requirements.
At Penrith – Mulgoa Road, BSE delivered acoustic engineering services, undertaking testing and assessment of noise and vibration associated with gym operations to inform mitigation strategies and manage impacts on adjoining tenancies.

Building services systems were configured to support continuous operation, user comfort, and equipment loads typical of 24/7 gym environments.
Through coordinated delivery at each site, the facilities achieve reliable performance and usability, supporting Club Lime’s ongoing network expansion.
