Overview

Introducing Prefabricated Modular Construction to Student Accommodation

The Laurus Wing at the Australian National University’s Acton Campus is a six-level modular student accommodation building and one of Australia’s first fully prefabricated, multi-storey residential developments.

Delivered in 2009, the project introduced a new construction methodology to the Australian education sector, demonstrating how modularisation could achieve high-quality, sustainable outcomes while meeting tight program and budget constraints.

The development provides a mix of self-contained studio and single-bedroom apartments, designed to support contemporary student living and allow for future campus expansion and staged development.

The modular approach utilised prefabricated building units manufactured off site, enabling efficient assembly and repeatable construction outcomes.

Our Role

Building Services Integration Within a Prefabricated Modular System

BSE was appointed to provide mechanical, electrical, hydraulic, fire protection, and sustainability engineering services from design through to delivery. The project team included Architectus as architect, BG&E as structural engineer, and Hutchinson Builders as construction partner.

From the outset, BSE worked collaboratively with the consultant and construction team to integrate building services within a prefabricated modular system. Each module was manufactured off site, requiring early coordination, detailed documentation, and precise interface management to ensure services aligned seamlessly once installed on site.

The design approach supported the delivery of fully serviced modules that could be rapidly assembled, while maintaining compliance, performance, and occupant comfort.

Outcomes

A Benchmark Project for Modular Student Accommodation

The modular construction strategy delivered significant benefits in terms of program efficiency, safety, and environmental performance. Construction activities were largely shifted off site, reducing waste, disruption, and safety risks while improving efficiency during delivery, enabling rapid installation of modules, with up to 18 units installed per day during peak delivery.

“From the beginning it was clear that this project was to be like no other. A new concept for student accommodation was on the table. The modular approach provided improved environmental outcomes, created a safe environment, reduced cost and time whilst meeting program commitments and delivering exceptional facilities for students.”
— Andrew Fraser, CEO

Completed as one of Australia’s earliest modular multi-storey residential buildings, the Laurus Wing established a benchmark for prefabricated student accommodation.

The principles applied on this project have since informed BSE’s ongoing work across education and residential sectors, where modular and hybrid construction methods continue to deliver measurable benefits.
