Overview

Delivering a Multi-Level Workplace Fit-Out for a Major Commercial Tenant

Rio Tinto, one of the world’s largest mining and metals companies, operates globally in the production of essential materials including iron ore, aluminium, and copper.

As the anchor tenant at Brisbane’s Midtown Centre, Rio Tinto occupies a 20,000 square metre workplace across Levels 20 to 26 of the newly constructed development, with BSE contributing to the Midtown Centre project from demolition through to construction as part of the broader base building delivery.

Designed by COX Architecture, the fit-out features a central atrium with floating stairs, outdoor terraces, wellness facilities, boardrooms, meeting rooms, offices, workstations, collaboration spaces, and end-of-trip amenities. The project delivers a modern, flexible, and high-performance workplace that supports collaboration, adaptability, and staff wellbeing.

Our Role

Integrated Building Services Delivery Across Base Building and Fit-Out

For the Rio Tinto fit-out, BSE delivered electrical, communications, mechanical, and lighting engineering services across all stages of the project, including concept and detailed design, value engineering, support through tender and construction, commissioning, and the defects liability period.

Working closely with COX Architecture, BSE developed integrated solutions for lighting, conditioned air, and communications systems. A key technical consideration was the central atrium with floating stairs, where BSE designed a smoke exhaust system to satisfy BCA requirements while maintaining the architectural intent of this feature.

Outcomes

A High-Quality Workplace Balancing Performance and Architectural Intent

The completed fit-out delivers a connected, high-performance environment across the multi-level atrium and office floors.

BSE’s integrated designs meet functional, safety, and aesthetic requirements, preserving the visual impact of the atrium and floating stairs while supporting operational efficiency.

The result is a flexible, modern workplace that supports collaboration, staff wellbeing, and long-term usability within a major commercial development.
